This site presents properties we represent or have been asked to market, along with general information about buying, selling, renting and investing in Aruba. It is a marketing and enquiry tool. Nothing on it is an offer capable of acceptance, and submitting a form does not create a contract or reserve a property.

We take care to keep listings accurate, but details reach us from owners, developers and third parties, and they change. Prices, availability, dimensions, lot sizes, taxes, fees, photographs and floor plans are provided for guidance and are not warranted.

Always verify anything you intend to rely on. Before committing to a purchase, confirm the details independently through the notary, a surveyor, and your own legal and financial advisors.

Photographs and renderings may show a property in a staged or idealised state. Renderings of unbuilt developments show intended designs, which can change.

We are real estate advisors, not lawyers, tax advisors, or licensed financial advisors. Anything on this site about ownership rules, closing costs, BBO, transfer tax, rental yields or financing is general information about how the Aruban market usually works, not advice about your situation.

Any figure produced by the mortgage calculator or by an online valuation request is an estimate based on the numbers entered. It is not an offer of finance, not a formal appraisal, and not a commitment from any bank.

Please use the site normally and lawfully. Do not scrape or bulk-copy listing data, attempt to gain access to systems or accounts that are not yours, submit false enquiries, upload anything harmful, or use our contact channels to send unsolicited marketing.

The text, photography, branding and layout of this site belong to Objective Realty Aruba or to the people we licensed them from. You may share links freely, and you may keep a copy of pages for your own property research. Republishing our photography or listing content commercially requires our written permission.

Where we link to banks, notaries, government pages or developer sites, we do so for convenience. We do not control those sites and are not responsible for their content or their handling of your data.

We aim to keep the site available and current, but we do not guarantee uninterrupted access, and we may change, suspend or remove any part of it, including listings, at any time.

To the extent permitted by Aruban law, Objective Realty Aruba is not liable for loss arising from reliance on information published on this site, from the site being unavailable, or from estimates produced by its calculators. Nothing here limits liability that cannot lawfully be limited.
